How Hurricane fits together.

Hurricane has grown fast, and the feel changes a lot as you move across it. There is the historic pioneer grid downtown around State Street and Main, with the town's oldest homes on larger lots. There is the wide, still-filling band of newer subdivisions and master-planned communities running south and southeast along Sand Hollow Road toward the reservoir and the state park. There are the bench, ridge, and cliff communities ringing the valley, where homes trade flat lots for red-rock and mountain views. And there are the rural edges toward Quail Creek, Harrisburg, and the open ground, where lots run larger.

The original pioneer grid around State Street and Main and the settled valley-floor neighborhoods near the city park and the rec center. This is the close-in, central side of Hurricane, with the town's oldest and most varied housing and its most walkable streets.

Canyon Villas A valley-floor community of attached and detached villa-style homes built for lower-maintenance living, with single-level and two-story plans on compact lots and two-car attached garages. Hurricane Hollow A subdivision set in a lower, more sheltered pocket of the Hurricane Valley west of the cliffs and south of SR-9, with single-level ramblers and two-story homes that follow the terrain. The Sand Hollow corridor & the south side

The fast-growing band of newer subdivisions south and southeast of downtown along Sand Hollow Road, reaching toward the reservoir and Sand Hollow State Park. The big master plans, Sand Hollow Resort and Dixie Springs, are featured above; these are the many neighborhoods filling in around them.

Adobe Hills A residential pocket on the east side of town within a short drive of Sand Hollow Reservoir and golf, with single-level and split-level homes on suburban lots ranging from early 2000s builds to newer construction. Cordero A newer subdivision along the Sand Hollow Road corridor between downtown and the reservoir, with single-level ramblers and two-story homes on standard lots, three-car garages, and modern floor plans built from the mid 2010s onward. Delar Village A planned newer subdivision along the Sand Hollow Road growth corridor with sidewalks throughout and a cohesive streetscape, holding single-level ramblers and two-story homes with modern finishes. The elevated bench, ridge, and cliff-base communities that ring the Hurricane Valley, from the streets tucked under the Hurricane Cliffs to the view lots up on the rim, plus the Sky Mountain golf community. The trade here is a flat yard for red-rock and mountain views.

The larger-lot, more rural side of Hurricane, from Harrisburg Junction and Quail Creek Reservoir on the west to the open ground and older large-lot pockets on the edges. Lots run bigger out here, and some have room for an RV, a shop, or animals where zoning allows.

Start with your daily pattern, not the house. The historic core downtown, the new-build Sand Hollow corridor to the south, the view benches and cliffs around the valley, or the rural edges toward Quail Creek: each points at a different area block above.

Pick your property style

A master-planned community like Sand Hollow Resort, Copper Rock, or Elim Valley is a large planned area that holds many smaller neighborhoods or villages, often around a golf course, the reservoir, or shared trails and amenities. A subdivision is one of those neighborhoods. On this page the biggest master plans are featured first, then every subdivision is filed under the part of town it sits in.

The Sand Hollow corridor, south and southeast of downtown, is the city's main new-construction band, with master plans like Dixie Springs, Elim Valley, and the Sand Hollow communities adding phases constantly, plus active building on the benches. Builders and phases change fast, so the live listings are the fastest way to see what is actually selling.

It is one of the main reasons people look here. The Sand Hollow area, with its reservoir, state park, and golf, draws steady second-home interest, and the resort and lake communities are built for it. Nightly-rental rules vary by zone, though, so check the rules for a specific property before you count on short-term rental income, and I can help you read them.
